Pre-Lease Requirements:
1) Proof of Income: Provide a letter of employment or proof of income.
2) Credit Check: Verification of your credit report (TransUnion or Equifax, at tenant’s expense) is required, along with consent to check payment habits with previous landlords.
3) Independent Verification: The landlord reserves the right to perform an independent credit and payment history verification with the Corporation des propriétaires immobiliers du Québec (CORPIQ)
Post-Offer Acceptance Steps:
1) Deposit: Make a deposit via wire transfer within 72 hours of accepting the offer.
2) Insurance: Show proof of civil liability insurance for $2 million covering the entire lease term.
3) Hydro Quebec: Submit a confirmation letter that the Hydro Quebec account has been transferred.
4) Move-In/Move-Out: Be responsible for any move-in and move-out rules and fees required by the building syndicate.
5) Building Rules: Read and agree to the building’s by-laws and regulations, and be responsible for any penalties for non-compliance.
6) Lease Draft: The Quebec lease draft will be provided in English or French. Agree to email communication for all lease-related matters.
During the Lease:
1) Rent Payment: Pay the rent by e-transfer on or before the 1st of each month.
2) No Pets: Pets are not allowed.
3) No Smoking or Substance Use: Do not use, grow, smoke, or vape tobacco, cannabis, or any other illegal substances in any indoor part of the premises, common areas, or property.
4) No Short-Term Rentals: Airbnb or similar short-term sublets are considered a breach of the lease. Sub-leasing or lease transfers are not allowed without written permission from the landlord and the syndicate.
Modifications and Repairs:
1) No Modifications: Please do not paint or modify the condo in any way without prior consent from the landlord.
2) Tenant Responsibility for Repairs: Any repairs needed due to negligence or wrongful acts by the tenant will be the tenant’s responsibility.
End of Lease:
1) Lost Keys/Fobs: You will be responsible for paying any fees for lost keys or fobs.
2) Unit Condition: Return the unit in the same condition as when rented, including all inclusions and the condition of the floor, except for normal wear and tear.
3) Honoring Visit Requests: If the lease is not renewed, you must honor all visit requests for potential new lessees, with 48 hours’ notice given.
